Madrid homes asking less than we’d expect.

1,294 Madrid listings are currently asking less per square metre than comparable homes in their own district.

For each district we take the recent asking prices of comparable homes, work out the median precio por metro cuadrado (price per square metre — the figure Spanish listings are normally compared on), and measure every listing against it. Everything on this page asks strictly below that median.

That is a comparison of asking prices, not a valuation. It tells you a home is asking less than its neighbours are — not that it is worth more than it costs, and not that the agency got it wrong.

How to read this page

Asking less than comparable homes isn’t the same as being cheap.

A listing lands here when its price per square metre is below the median for comparable homes in the same district — similar size, similar building, similar street. That gap is a measurement, not a verdict on anyone. There are good reasons a home asks below its neighbours: a ground floor, an interior-facing layout, work needed, a seller who wants a quick, clean sale. The gap tells you where to look; the listing page tells you why.

It is also not an accusation. The agency prices to the brief it was given by the owner, and a home asking below the median usually means a seller with a reason to move, not a mistake. Where we don’t have enough comparable listings to be confident — a one-off townhouse, a district we cover thinly — the listing stays off this page rather than getting a guess.

Questions

What does “below the median” actually mean here?

Every listing on this page asks strictly less per square metre than the median of the comparable homes we found for it in the same district. Not at the median — below it. Listings sitting on the median are a separate, larger group and they are not shown here.

Does that mean these homes are good value?

We can’t tell you that, and we won’t pretend to. We compare asking prices against other asking prices, which is a different question from what a home is worth. A flat can ask below the median because of the floor it is on, the work it needs, or the view it doesn’t have. What we can say is where the gap is, so you know which questions to ask at the viewing.

Is a listing here a sign the agency priced it wrong?

No. Sellers set the brief and agencies price to it, and plenty of owners deliberately price below the market to sell quickly and cleanly. Our job is to show a buyer where a listing sits relative to its neighbours, not to second-guess the agency that published it.

What does “Recently reduced” filter to?

Only the listings that have also cut their asking price by at least €15,000 and 2% within the last 90 days. It is a filter, not a sort — switching it on narrows the set to exactly those homes, and the number on the chip is how many there are right now.

How current is this?

We re-check every tracked listing overnight and recalculate the medians as new listings come in, so the count and the ordering both move day to day. Sold and withdrawn listings drop off automatically.
