A price cut isn’t the same as a good price.
A home can take €300,000 off and still be expensive — it just started higher. So alongside the cut, Frankly compares the listing’s price per square metre against recent asking prices for comparable homes in the same district. Where we have enough comparable listings to be confident, the card carries a verdict: below, at, or above the local median.
Where we don’t have enough comparables — a one-off townhouse, a district we cover thinly — we say so rather than guess. The cut is a fact we observed. The verdict is our read on it.

The listing agency is engaged by the seller — that is their job, and they do it well. If you want someone engaged by you, Brian is a Frankly-verified buyer’s agent in Madrid. Questions
How does Frankly know a price dropped?
We re-check every tracked listing daily and record the asking price whenever it changes. A listing appears on this page when its current price is at least €15,000 and 2% below what it first asked, and that cut happened within the last 90 days. Smaller adjustments and year-old cuts are filtered out — they are noise, not news.
Does a price cut mean the home is a good deal?
Not on its own. Some listings launch high and come back to a normal price; others were already fair and are now genuinely cheap. That is why each card carries a verdict comparing the listing’s price per square metre to comparable homes in the same district, not just the size of the cut.
Which listings do you cover?
Madrid’s prime and luxury residential market — Salamanca, Chamberí, Centro, Retiro, Chamartín and the surrounding districts, plus the northern suburbs. If a listing you are looking at isn’t here, paste its URL into “Analyse a listing” and we will price it on the spot.
Do I need an account?
Not to browse. This page and every property page on Frankly are open. A free account is only needed to run a full analysis on a listing you paste in yourself.
What happens to my details?
Nothing is shared by default — browsing here is anonymous. We only pass your name and email to a partner agent when you explicitly request a consultation and tick the consent box on that form.
